Tenancy&#8221; means a tenancy that continues on a periodic basis as required by the Act &#8220;Rent Period&#8221; means the period for which rent is payable as specified in this Agreement.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><b><span data-contrast=\"auto\">1<\/span><\/b><strong>. GRANT OF TENANCY<\/strong><\/p><p><span data-contrast=\"auto\">1.1 The Landlord agrees to let and the Tenant agrees to take the Property on an Assured Periodic Tenancy in accordance with the provisions of the Act.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">1.2 This tenancy is a periodic tenancy and not a fixed term tenancy, in compliance with the Renters&#8217; Rights Act 2025.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">1.3 The tenancy shall commence on <\/span><span data-contrast=\"auto\">[Start Date]<\/span><span data-contrast=\"auto\"> and shall continue as a periodic tenancy thereafter.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><b><span data-contrast=\"auto\">2. RENT INCREASES<\/strong><\/p><p><span data-contrast=\"auto\">3.1 The Landlord may only increase the Rent in accordance with the statutory procedure set out in the Act.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">3.2 The Landlord must give the Tenant at least two months&#8217; written notice of any proposed rent increase, specifying:\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(a) The proposed new rent amount\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(b) The date from which the new rent will take effect\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(c) The reason for the increase<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">3.3 Any rent increase must be reasonable and must not exceed the rent payable for comparable properties in the locality.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">3.4 The Tenant has the right to refer any proposed rent increase to the First-tier Tribunal within 28 days of receiving notice if they consider the increase to be excessive.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">3.5 No rent increase shall take effect until the expiry of at least 12 months from:\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(a) The commencement of the tenancy; or\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(b) The date of the last rent increase<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">3.6 The Landlord shall not require the Tenant to pay rent in advance except for the initial rent payment at the commencement of the tenancy.<\/span><\/p><p><b><span data-contrast=\"auto\">4. DEPOSIT<\/span><\/b><\/p><p><span data-contrast=\"auto\">4.1 The Tenant has paid a deposit of <\/span><span data-contrast=\"auto\">\u00a3[Amount]<\/span><span data-contrast=\"auto\"> to the Landlord.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">4.2 The Deposit shall be protected in a government authorised tenancy deposit protection scheme within 30 days of receipt.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">4.3 The Landlord shall provide the Tenant with the prescribed information regarding the deposit protection scheme within 30 days of receiving the deposit.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">4.4 The scheme used is: <\/span><span data-contrast=\"auto\">[Name of Scheme]<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">4.5 The deposit may be used at the end of the tenancy to cover:\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(a) Unpaid rent and other charges\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(b) Damage to the Property beyond fair wear and tear\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(c) Cleaning costs if the Property is left in an unacceptable condition\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(d) Other breaches of the tenancy agreement<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-ccp-props=\"{}\">\u00a0<strong>5. <\/strong><\/span><strong>TENANT&#8217;S OBLIGATIONS<\/strong><\/p><p><span data-contrast=\"auto\">The Tenant agrees:<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">5.1 To pay the Rent on the due dates specified in this Agreement.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">5.2 To pay for all utilities, including gas, electricity, water and sewerage charges during the tenancy.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">5.3 To pay the council tax (unless the Landlord is responsible by law).<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">5.4 To keep the interior of the Property in good and clean condition.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">5.5 To use the Property only as a private residence and not for any business or commercial purpose without the Landlord&#8217;s written consent.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">5.6 Not to cause nuisance, annoyance or disturbance to neighbours or others in the locality.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">5.7 Not to engage in anti-social behaviour or allow visitors to do so.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">5.8 Not to make any alterations or additions to the Property without the Landlord&#8217;s prior written consent.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">5.9 To permit the Landlord or their agents to enter the Property at reasonable times and with at least 24 hours&#8217; notice to inspect its condition or carry out repairs.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">5.10 To report any defects or disrepair to the Landlord promptly.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">5.11 Not to assign, sublet or part with possession of the Property or any part thereof without the Landlord&#8217;s written consent.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">5.12 To notify the Landlord of any changes to contact details or occupancy.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">5.13 To comply with all reasonable requests made by the Landlord in relation to the management of the Property.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><strong>\u00a06. LANDLORD&#8217;S OBLIGATIONS<\/strong><\/p><p><span data-contrast=\"auto\">The Landlord agrees:<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">6.1 To ensure that the Property meets all health and safety standards required by law.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">6.2 To keep in repair the structure and exterior of the Property, including:\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(a) Drains, gutters and external pipes\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(b) The roof\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(c) Outside walls, doors and windows\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(d) Plasterwork<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">6.3 To keep in repair and proper working order the installations in the Property for:\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(a) The supply of water, gas and electricity\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(b) Sanitation, including basins, sinks, baths and toilets\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(c) Space heating and heating water<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">6.4 To ensure that all gas appliances are checked annually by a Gas Safe registered engineer and to provide the Tenant with a copy of the gas safety certificate.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">6.5 To ensure that all electrical installations are inspected at least every five years and to provide the Tenant with a copy of the electrical safety certificate.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">6.6 To provide the Tenant with an Energy Performance Certificate for the Property.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">6.7 To ensure that the Property is registered on the Private Rented Sector Database and that the registration remains active throughout the tenancy.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">6.8 To be a member of an approved landlord redress scheme and to provide the Tenant with details of the scheme.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">6.9 To comply with all requirements of the Renters&#8217; Rights Act 2025 and related legislation.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">6.10 Not to discriminate against the Tenant on the grounds of family status, receipt of benefits or any other protected characteristic.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">6.11 To return the deposit (or the appropriate portion) within 10 days of the end of the tenancy, in accordance with the deposit protection scheme rules.<\/span><\/p><p><strong>7. PETS<\/strong><\/p><p><span data-contrast=\"auto\">7.1 The Tenant has the right to request permission to keep a pet at the Property.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">7.2 Any request must be made in writing to the Landlord, providing details of the type, breed, size and number of pets proposed.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">7.3 The Landlord must respond in writing within 28 days of receiving the request, either: (a) Granting permission (which may be subject to reasonable conditions); or\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(b) Refusing permission, providing reasons for the refusal<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">7.4 The Landlord must not unreasonably refuse permission to keep a pet.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">7.5 If permission is granted, the Landlord may require:\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(a) Professional cleaning at the end of the tenancy<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">\u00a0(b) Evidence of pet insurance\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(c) Reasonable conditions to protect the Property<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">7.6 Current pet permission status: <\/span><span data-contrast=\"auto\">[None\/Granted for: specify\/Refused]<\/span><\/p><p><b><span data-contrast=\"auto\">8. TERMINATION BY TENANT<\/span><\/b><\/p><p><span data-contrast=\"auto\">8.1 The Tenant may terminate this tenancy by giving the Landlord at least <\/span><span data-contrast=\"auto\">[one\/two]<\/span><span data-contrast=\"auto\"> month(s)&#8217; written notice.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">8.2 The notice period shall begin on the day after the notice is served.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">8.3 The notice must expire at the end of a Rent Period.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">8.4 The Tenant remains liable for rent until the end of the notice period or until the tenancy is otherwise lawfully terminated.<\/span><\/p><p><b><span data-contrast=\"auto\">9. TERMINATION BY LANDLORD<\/span><\/b><\/p><p><span data-contrast=\"auto\">9.1 The Landlord may only terminate this tenancy in accordance with the grounds for possession set out in Schedule 2 of the Housing Act 1988 (as amended by the Renters&#8217; Rights Act 2025).<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">9.2 The Landlord cannot evict the Tenant without obtaining a court order for possession.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">9.3 Section 21 of the Housing Act 1988 (no-fault evictions) has been abolished and does not apply to this tenancy.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">9.4 The Landlord must follow the proper legal procedures for any possession proceedings, including:\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(a) Serving the appropriate notice under the correct ground for possession\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(b) Complying with all notice periods required by law\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(c) Obtaining a possession order from the court\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(d) Obtaining a warrant for eviction if necessary<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">9.5 The grounds for possession include (but are not limited to):\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(a) Rent arrears (Ground 8 and others)\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(b) Breach of tenancy obligations<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">\u00a0(c) Anti-social behaviour\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(d) Landlord requiring property for own occupation (with appropriate notice)\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(e) Property required for sale (with appropriate notice)\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(f) Redevelopment of the property.<\/span><\/p><p><b><span data-contrast=\"auto\">10. DISCRIMINATION PROHIBITION<\/span><\/b><\/p><p><span data-contrast=\"auto\">10.1 In accordance with the Renters&#8217; Rights Act 2025, it is unlawful for the Landlord to discriminate against the Tenant on the basis that:\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(a) The Tenant has children or may have children living with or visiting them; or<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(b) The Tenant receives social security benefits<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">10.2 Any term in this Agreement that purports to prohibit children or benefits claimants is void and unenforceable.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">10.3 The Tenant may file a complaint with the local housing authority if they believe they have been subjected to unlawful discrimination.<\/span><\/p><p><strong>11. <\/strong><b><span data-contrast=\"auto\">LANDLORD REDRESS SCHEME<\/span><\/b><\/p><p><span data-contrast=\"auto\">11.1 The Landlord is a member of the following approved landlord redress scheme:<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Scheme Name: <\/span><span data-contrast=\"auto\">[Redress Scheme Name]<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Membership Number: <\/span><span data-contrast=\"auto\">[Membership Number]<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">Contact Details: <\/span><span data-contrast=\"auto\">[Scheme Contact Details]<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">11.2 If the Tenant has a complaint about the Landlord that cannot be resolved directly, the Tenant may refer the complaint to the redress scheme.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">11.3 Decisions made by the redress scheme are binding on the Landlord.<\/span><\/p><p><b><span data-contrast=\"auto\">12. PRIVATE RENTED SECTOR DATABASE<\/span><\/b><\/p><p><span data-contrast=\"auto\">12.1 The Landlord confirms that:<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">\u00a0(a) They are registered on the Private Rented Sector Database\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(b) The Property is registered on the Private Rented Sector Database\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(c) Both registrations are active<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">12.2 The Landlord&#8217;s unique database identifier is: <\/span><span data-contrast=\"auto\">[Landlord ID]<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">12.3 The Property&#8217;s unique database identifier is: <\/span><span data-contrast=\"auto\">[Property ID]<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">12.4 The Landlord will ensure that all database entries remain active and up to date throughout the tenancy.<\/span><\/p><p><b><span data-contrast=\"auto\">13. NOTICES<\/span><\/b><\/p><p><span data-contrast=\"auto\">13.1 Any notice required to be given under this Agreement must be in writing.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">13.2 Notices to the Tenant should be sent to the Property or to the email address provided.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">13.3 Notices to the Landlord should be sent to the address or email provided at the beginning of this Agreement.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">13.4 Notices may be served by:\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(a) Hand delivery\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(b) First class post\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(c) Email (where the recipient has agreed to accept notices by email),<\/span><\/p><p><b><span data-contrast=\"auto\">14. DATA PROTECTION<\/span><\/b><\/p><p><span data-contrast=\"auto\">14.1 Both parties shall comply with their obligations under the Data Protection Act 2018 and UK GDPR.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">14.2 The Landlord will process the Tenant&#8217;s personal data only for purposes connected with the tenancy and in accordance with the Landlord&#8217;s privacy notice.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">14.3 The Tenant&#8217;s personal information may be shared with:\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(a) The deposit protection scheme\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(b) The landlord redress scheme\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(c) Local housing authorities (where required by law)\u00a0<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">(d) Credit reference agencies (in the event of rent arrears)<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><b><span data-contrast=\"auto\">15. ENTIRE AGREEMENT<\/span><\/b><\/p><p><span data-contrast=\"auto\">15.1 This Agreement constitutes the entire agreement between the parties.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">15.2 Any previous agreements, representations or warranties are superseded by this Agreement.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">15.3 Any variation to this Agreement must be made in writing and signed by both parties.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><b><span data-contrast=\"auto\">16. GOVERNING LAW<\/span><\/b><\/p><p><span data-contrast=\"auto\">16.1 This Agreement is governed by the laws of England and Wales.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><span data-contrast=\"auto\">16.2 The parties submit to the exclusive jurisdiction of the courts of England and Wales.<\/span><span data-ccp-props=\"{}\">\u00a0<\/span><\/p><p><b><span data-contrast=\"auto\">17.
