RENTAL AGREEMENT

THIS AGREEMENT is made on this << >> day of << >>, 20**<< >>**, between <<Landlord’s Name>>, residing at <<Landlord’s Address>> (hereinafter referred to as the “Landlord”), and <<Tenant’s Name>>, residing at <<Tenant’s Address>>  (hereinafter referred to as the “Tenant”).
  1. Property Details

This agreement pertains to the rental of the property located at <<Property Address>>, together with all fixtures, fittings, and furniture as specified in the Inventory List, which has been signed by both parties. The inventory forms an integral part of this Agreement and shall be used to assess the condition of the Property at the start and end of the tenancy.
  1. Term of Tenancy

The tenancy shall commence on << >> day of << >>, 20**<< >>**, for a fixed period of << >> months. Should the Tenant wish to vacate the Property at the end of the fixed term, the Tenant must serve a written notice of at least one (1) calendar month before the expiry date. If no such notice is provided, the tenancy shall automatically continue as a contractual periodic tenancy, with the rental periods remaining the same as stipulated under this Agreement, until terminated by either party in accordance with the terms herein.
  1. Rent and Payment Terms

The Tenant agrees to pay the Landlord a rent of £<< >> per calendar month, payable in advance on the << >> day of each month** (“Due Date”)**. Payment shall be made using the method specified in writing by the Landlord. The rent shall be paid in full and without deductions or set-offs unless otherwise agreed upon by the Landlord in writing.
  1. Security Deposit

The Tenant shall, upon execution of this Agreement, pay a deposit amounting to £<<sum>> (hereinafter referred to as the “Deposit”). The Deposit serves as security for the performance of the Tenant’s obligations under this Agreement, including rent payments and the maintenance of the Property in accordance with this Agreement. The Landlord may deduct from the Deposit any reasonable costs arising from breach of the Tenant’s obligations, including unpaid rent, damages to the Property, or cleaning costs beyond normal wear and tear. Any deductions from the Deposit shall be communicated to the Tenant in writing within ten (10) working days following the termination of the tenancy.
  1. Tenant’s Responsibilities

5.1 Payment of Utility Bills and Taxes The Tenant agrees to pay for all charges relating to utilities supplied to the Property, including but not limited to electricity, gas, water, sewage, telephone, internet, and television services. The Tenant shall also be responsible for paying Council Tax and indemnifies the Landlord against any liability for such taxes during the tenancy period. The Tenant shall not switch service providers or alter metering equipment without obtaining the prior written consent of the Landlord. 5.2 Maintenance and Repairs The Tenant shall keep the Property and its fixtures in good and clean condition throughout the tenancy. Any damage caused due to negligence or improper use shall be repaired or replaced at the Tenant’s expense. The Tenant shall also ensure that the plumbing, heating, and sanitary installations remain functional and shall take reasonable steps to prevent damage due to adverse weather conditions, including maintaining sufficient heating during winter to prevent frozen pipes. 5.3 Access for Inspections and Repairs The Tenant shall allow the Landlord, its agents, or authorized contractors to enter the Property for inspections, repairs, or maintenance work, provided that reasonable prior notice is given. In cases of emergency, the Landlord shall have the right to enter the Property without prior notice to prevent damage or ensure safety. 5.4 Use of Property The Tenant shall use the Property solely as a private residence and shall not engage in any commercial or business activities within the premises. The Tenant shall not engage in or permit any activities that may cause nuisance or annoyance to neighbors. The Tenant is strictly prohibited from using the Property for any illegal or immoral purposes, including but not limited to the storage of illegal substances. The keeping of pets is not permitted unless written consent is obtained from the Landlord. Smoking is prohibited inside the Property unless otherwise agreed upon in writing. 5.5 End of Tenancy Obligations At the conclusion of the tenancy, the Tenant shall ensure that the Property is returned in a clean and habitable condition, with all personal belongings removed. Any items left behind may be disposed of by the Landlord at the Tenant’s expense. All keys must be returned to the Landlord, failing which the cost of lock replacements shall be borne by the Tenant.
  1. Landlord’s Responsibilities

The Landlord covenants that the Tenant shall have peaceful enjoyment of the Property during the tenancy period, subject to compliance with the terms of this Agreement. The Landlord shall ensure that the Property remains in a good state of repair, including the maintenance of the structure, heating, plumbing, and electrical systems. The Landlord shall comply with fire safety regulations, including the provision and maintenance of smoke and carbon monoxide alarms. If the Property becomes uninhabitable due to reasons beyond the Tenant’s control, the Landlord shall refund any pre-paid rent for the period during which the Property is uninhabitable.
  1. Rent Arrears and Penalties

If rent remains unpaid for seven (7) days after the Due Date, the Tenant shall be liable to pay interest on the overdue amount at a rate of 2% above the base rate of Barclays Bank plc, calculated from the Due Date until the outstanding amount is settled in full. In the event of persistent failure to pay rent, the Landlord reserves the right to initiate legal proceedings for recovery and termination of this Agreement.
  1. Termination of Tenancy

8.1 Termination by the Landlord The Landlord may terminate this Agreement by providing a minimum of two (2) months’ written notice to the Tenant, effective at the end of a rental period. If the Tenant is found in substantial breach of the Agreement, the Landlord reserves the right to seek possession of the Property through legal means. 8.2 Termination by the Tenant The Tenant may terminate the Agreement by providing a minimum of two (2) months’ written notice, which shall take effect at the end of a rental period.
  1. Notices and Communications

All notices to the Tenant shall be served at the Property address unless otherwise stated.   1. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of England and Wales.
