The following schedule sets out our respective responsibilities for work undertaken on the preparation and certification of your entity’s service charge accounts.

Your Responsibilities

You are responsible for making available to us, as and when required, all the entity’s records and related information, including minutes of management and shareholders/owners’ meetings.You will also be responsible for:

• providing us with a complete and accurate data in relation to separate service charge bank accounts and client ledger
• provide details of expenses incurred during the period for the property
• provide us with details of receivables and advances from leaseholders/owners at the end of the period
• provide us with a management confirmation letter regarding the quality and authenticity of information where requested
• provide us with the management-certified service charge accounts of the company

Our Responsibilities

We will certify the service charge accounts of the Residential Management Company (RMC) and provide the report on factual findings.Where requested, we may assist you in the preparation of service charge accounts. However, the management is responsible for providing us with the final set of management-certified accounts.We will not be carrying out any audit work as part of this assignment and, accordingly, will not verify the assets and liabilities of the entity nor the items of expenditure and income. To carry out an audit would entail additional work to comply with International Standards on Auditing (UK) so that we could report on the truth and fairness of the financial statements. We would also like to emphasise that we cannot undertake to discover any shortcomings in your systems or irregularities on the part of your employees.We will attach a report to the management-certified accounts along with our report on factual findings. The report will not constitute an audit, and no opinion will be issued.
